- Tear-off or overlay, and what the local code allows
- How the site is protected, and who cleans up the nails
- A written per-sheet price for replacing bad decking
- Who pulls the permit, and what the inspection schedule looks like
Two quotes at the same price can be very different roofs. Compare the layers, not the brand name on the shingle.
Ask how long the crew has been together. Roofing is a trade where the same company name can mean an entirely different set of hands from one season to the next.
A proper replacement is a tear-off, not an overlay. Going over the top of the old roof saves money on day one and costs it back at the next replacement, when there are two layers to remove and no way to inspect the deck.

The second problem is morning fog that sits on the roof until mid-morning. Slopes that never get direct sun stay wet for hours after the fog burns off, and that is where moss, lifted shingles and soft decking start.

I have solar panels. What happens to them?
They come off and go back on, and that is a separate cost, often handled by the solar installer rather than the roofer. If the roof is near the end of its life, do the roof first — removing and refitting panels twice is money wasted.
How quickly will someone call?
Usually within the hour during working hours. If you marked the job as an emergency it goes to the front of the queue and is normally picked up faster than that.
Why does ventilation keep coming up?
It is the most under-sold part of a roof. Trapped heat and moisture shorten shingle life, warp decking, and in cold weather it is what turns snow into an ice dam.
